Greg - It has potential, but I'm not sure about the contrast level.. seems hard on the eyes and is missing a lot of detail. The straight on view of it like this is also something that seems a bit off - I would use this angle for a shot of a pretty door and facade, maybe not for a beat up frat house
Maybe a lower angle, slightly offset. Maybe with a broken beer bottle or two on the ground in front (supplied by you? why not).
I'd be interested in reading others' thoughts here...

Thanks MB, I dropped the contrast but it looked a little flat and I was hoping the reflection would help carry the image. I also tried a desaturated version. Thanks GB and beer bottle is a great idea. This is a very easy reshoot.

Perfect for high contrast - great detail throughout. Your straight-on approach works really well here. Wonderful reflection to add depth - something that would be lost at any other angle.
Greg, the thing that draws me to this is the tree reflection in the glass. I'd like to see just a closer shot of that with most of the bricks and the window above "Eastwood" left out.
