HELP!! Someone wants to buy rights to a photograph......

Hi all...need some help asap - I have someone interested in purchasing the rights (is this the correct term?) to one of my photographs - for advertising use. How much should I be charging for this and do we need to draw up and sign some kind of release or contract - what should it say?

You absolutely need a contract, and you DO NOT sell you rights!!! Once you sell your rights you may bnever do anything with the image again. You want to give them LICENSE to use the mages for their ad run.
