All this bandwidth and nobody to use it

I had a website and I got bored of it. I currently want to build another one. I want to build a bulletin board/community site for the Chicago area. any suggestions on where to get templates and suggestions on how to build it? I am using dreamweaver.

I am registered on several vbulletin sites like this. Half the time, you can click a link at page bottom to get to vbulletin.

Another format is like at: http://www.rainyside.com

There is a different format at: http:www.gardenweb.com - this has some limitations, but I like the clean look. Photo posting is not as easy.

Not sure what HGTV is using at: http://boards.hgtv.com/6/ubb.x?a=frm...2&f=7184011632 but it's fairly intricate. The fields are a bit squeezed for my taste.

(That HGTV forum has got to be the most friendly and polite forum I have ever seen in my several years on the internet.
